FINANCIAL MANAGEMENT OF RESIDENTIAL HOUSES ON EXAMPLE OF SM "MISTRZEJOWICE" IN KRAKOW

Praca poświęcona jest tematyce spółdzielczości mieszkaniowej w kontekście zarządzania finansami. Do analizy posłużyły raporty i sprawozdawczość finansowa Spółdzielni Mieszkaniowej „Mistrzejowice” w Krakowie. Natomiast część teoretyczna pracy powstała w oparciu o fachową prasę i literaturę oraz stosowne akty prawne i przepisy wewnętrzne badanej Spółdzielni. Ponadto w pracy przedstawiono wpływ spółdzielczości na środowisko społeczne oraz ukazano proces jej transformacji, a także genezę powstania i funkcjonowanie opisanej Spółdzielni. Co więcej, poddano dogłębnej analizie źródła przychodów i kosztów, majątek spółdzielni oraz strukturę kapitału. W pracy zostały także przybliżone aspekty organizacyjne i prawne spółdzielczości oraz krytyczne podsumowanie ostatniej nowelizacji ustawy o spółdzielniach mieszkaniowych.

This master thesis is dedicated to the subject of housing cooperatives in the context of financial management. Statements and financial reporting of the ,,Mistrzejowice” Housing Cooperative in Kraków were analyzed. Theoretical part of the thesis was created on the basis of professional publications and literature of the subject as well as adequate legal acts and internal regulations of the reviewed housing cooperative. Moreover the thesis outlines influence of cooperatives on the social milieu, its transformations as well as origins and functioning of the studied housing cooperative. In depth analysis of revenue and cost sources, cooperative’s assets and capital structure are included. The work also contains approximation of administrative and legal aspects of housing cooperatives and critical summary of the latest amendment to the Housing Cooperatives Act.
