Determinants of the Housing Market Development in Poland

Celem pracy jest określenie uwarunkowań rozwoju rynku mieszkaniowego w Polsce. Analiza determinant demograficznych obejmuje okres 1946-2015, a czynników ekonomicznych lata 2005-2015. Aby zrealizować cel główny pracy postawiono hipotezę: największy wpływ na kształt i rozwój rynku mieszkaniowego w Polsce mają determinanty demograficzne, a w szczególności: ogólna liczba i struktura wiekowa ludności, ruch naturalny ludności, kierunki migracji zagranicznych oraz liczba gospodarstw domowych. Na podstawie tej analizy można wysnuć wnioski, że rynek mieszkaniowy jest szczególnie podatny na zmiany zachodzące w sferze demografii, a czynniki takie jak: zmniejszająca się liczba ludności i zmiana stylu życia polskiego społeczeństwa, spadek liczby zawieranych małżeństw, wchodzenie w związek małżeński w coraz to późniejszym wieku, wzrost liczby rozwodów i separacji, znaczny spadek dzietności będą w przyszłości determinowały nowy kształt rynku mieszkaniowego.

The aim of the study is to determine the determinants of the development of the housing market in Poland. The analysis of demographic determinants covers the period 1946-2015 and the economic factors of the years 2005-2015. In order to achieve the main goal of the work, a hypothesis was put in place: the demographic determinants of demographic determinants and the development of the housing market in Poland, in particular: the general number and age structure of the population, population dynamics, migration trends and the number of households. Based on this analysis, it can be concluded that the housing market is particularly susceptible to changes in the demographic sphere, and factors such as the declining population and the changing lifestyle of the Polish society, the decline in the number of marriages, the rise in marriage at a later date age, increase in divorce and separation, significant decline in fertility will in the future determine the new shape of the housing market.
