Celem pracy jest analiza działalności banków hipotecznych oraz rozważania dotyczące rynkowego systemu finansowania nieruchomości mieszkaniowych, którego podstawą jest kredyt hipoteczny. Udowodnienie, iż bankowość hipoteczna na rynku nieruchomości jest konieczna i jest coraz intensywniej rozwijającą się dziedziną nauki. W tym celu zdefiniowano pojęcie kredytu oraz dokonano jego podziału a także opisano regulacje prawne dotyczące kredytów. Omówiono również kredy hipoteczny oraz jego zabezpieczenia, i koszty a także rozwój działalności hipotecznej w Polsce jak również przedstawiono działające banki hipoteczne.

Analysis of activity of mortgage banks and the deliberations concerning the market funding scheme of housing real estates are a purpose of the work, of which a mortgage credit is a base. Proving that the mortgage banking on the market of the real estate is necessary and, is a developing field of science more and more intensively. For that purpose comprehending credit was defined as well as they divided him as well as regulations concerning credit were described. A mortgage credit and his securities, and costs as well as the development of the activities were also discussed mortgage in Po-land as well as acting mortgage banks were described.
