Celem pracy jest przedstawienie i scharakteryzowanie rynku nieruchomości mieszkalnych na obszarze miasta Krakowa oraz rentowności inwestycji na tym rynku. W części teoretycznej poruszono problematykę inwestycji w nieruchomości oraz źródeł ryzyka na tym rynku. W części empirycznej pracy na podstawie zebranych danych zaprezentowano charakterystykę oraz bieżący stan rynku sprzedaży oraz najmu lokali mieszkalnych w mieście. Następnie bazując na zebranych danych przedstawiono wyliczone przeciętne rentowności inwestycji w nieruchomości mieszkalne w Krakowie.
The aim of the thesis is to present and characterize the residential real estate market in the city of Krakow and profitability of investments in this market. The theoretical part addressed the issues of investment in real estate and sources of risk in this market. In the empirical part of the thesis, on the basis of collected data presented the characteristics and the current state of sales and rental market of residential premises in the city. Then, based on collected data, the calculated average profitability of investments in residential real estate in Krakow was presented
