Przedmiotem pracy jest przedstawienie funkcji ksiąg wieczystych oraz związanej z nimi instytucji rękojmi wiary publicznej, a także zwrócenie uwagi na genezę owej konstrukcji prawnej. Niniejszą pracę poświęciłam również omówieniu problematyki związanej z brakiem powszechności ksiąg wieczystych oraz systemem realnym, a także zarysowaniu rozwiązań dotyczących ksiąg wieczystych, które funkcjonują na tle innych krajów europejskich. W niniejszej pracy przedstawiłam także ograniczenia zakresu działania rękojmi oraz wyłączenia jej dotyczące. Ostatni rozdział poświęciłam bardzo znaczącej problematyce dotyczącej zastosowania instytucji rękojmi wiary publicznej ksiąg wieczystych w odniesieniu do użytkowania wieczystego.

The subject of the master's thesis is to present the function of land and mortgage registers and related institution of reliance and public records in land and mortgage registers. I have also pay attention to its genesis. I also devoted this master's thesis to the issues related to the lack of universality of land and mortgage registers and the real system, as well as to outline solutions for land and mortgage registers that operate on the background of other European countries. In this master's thesis I presented the limitations of the scope of the reliance on public records in land and mortgage registers and exclusions regarding it. The last chapter I devoted to the use of reliance on public records in land and mortgage registers in relation to perpetual usufruct.
