The role and importance of the profession of an agent in real estate trading and management - selected aspects

Głównym celem niniejszej pracy jest określenie roli i znaczenia pośrednika w obrocie i zarządzeniu nieruchomościami, w obliczu dynamicznej sytuacji rynkowej. W początkowej części zdefiniowana została nieruchomości i jej podział. Następnie, podejmowana jest tematyka rynku nieruchomości, na którym aktywnie działają pośrednicy. Przybliżone zostały przepisy prawne regulujące zawód pośrednika oraz charakterystyka wykonywanych przez pośredników czynności zawodowych. Część badawcza opiera się na analizie cen nieruchomości, w podziale na różne kategorie, dla okresu III kw. 2021 – IV kw. 2022. Analiza zrealizowana została z uwzględnieniem wyjątkowych czynników zewnętrznych wpływających na rynek, występujących w badanym okresie. Dodatkowym celem analizy było uzyskanie informacji z zakresu zachowania się trendów cenowych na rynku nieruchomości w obliczu wpływających na rynek czynników. Sformułowane w końcowej części wnioski ukształtowane zostały na podstawie informacji zawartych w części teoretycznej oraz zaobserwowanych zależności w przeprowadzonej analizie.

The main objective of this thesis is to determine the role and significance of intermediaries in the trading and management of real estate in the face of a dynamic market situation. The initial part defines real estate and its division. Subsequently, the topic of the real estate market, where real estate agents actively operate, was taken up. The legal provisions regulating the profession of an intermediary and the characteristics of professional activities performed by intermediaries have been shown. The research part is based on an analysis of real estate prices, broken down into various categories, for the period from Q3 2021 to Q4 2022. The analysis was carried out taking into account exceptional external factors affecting the market in the examined period. An additional purpose of the analysis was to obtain information on the behavior of price trends on the real estate market in the face of factors influencing the market. The conclusions formulated in the final part were formed on the basis of the information contained in the theoretical part and the observed dependencies in the analysis.
