dc.abstract.enThe bachelor’s thesis entitled “Negotiations in the Work of a Real Estate Agent – Strategies, Techniques and Their Effectiveness” focuses on the role of negotiations in the real estate agent profession. The aim of the thesis was to analyse negotiation strategies and techniques used by real estate agents and to assess their impact on the effectiveness of negotiations, transaction finalisation and customer satisfaction.The theoretical part presents the concept of negotiations, their models, strategies and negotiation styles. Negotiations are discussed as a communication process in which the parties aim to reach an agreement despite having partly conflicting interests. Particular attention is paid to the cooperative strategy, the competitive approach, and negotiations based on principles and interests. The thesis also describes the specific nature of the real estate agent’s work, their role in the transaction process, and the importance of interpersonal skills, preparation, market knowledge and building relationships with clients.The research part of the thesis was based on the diagnostic survey method. The research technique used was a survey, and the research tool was a questionnaire made available in electronic form. The study involved 51 people professionally connected with real estate brokerage. The results showed that real estate agents most often use the cooperative strategy, also known as the win-win approach. Respondents also declared that they frequently adapt negotiation strategies and techniques to the type of client and the specific situation. They attached great importance to factual argumentation, communication and combining several negotiation techniques depending on the course of the conversation.The conducted research indicates that the most important factors influencing the effectiveness of negotiations are communication skills, proper preparation for discussions and professional experience. Respondents also highly rated the importance of client relationships and indicated that the way negotiations are conducted affects transaction finalisation and customer satisfaction. The main hypothesis of the thesis was confirmed, namely that the applied negotiation strategies and techniques influence the effectiveness of negotiations and increase the likelihood of successfully completing a transaction.The conclusions of the thesis indicate that negotiations in the real estate agent profession are not only a tool for achieving favourable transaction terms, but also an important element of building trust and a professional relationship with the client. An effective real estate agent should combine market knowledge with communication skills, the ability to present arguments and the flexibility to adjust the course of the conversation to the needs of the parties involved in the transaction.pl

Celem pracy była analiza strategii i technik negocjacyjnych stosowanych przez pośredników oraz ocena ich wpływu na skuteczność prowadzonych rozmów, finalizację transakcji i satysfakcję klientów.W części teoretycznej przedstawiono pojęcie negocjacji, ich modele, strategie oraz style prowadzenia rozmów. Omówiono negocjacje jako proces komunikacyjny, w którym strony dążą do osiągnięcia porozumienia mimo rozbieżnych interesów. Szczególną uwagę poświęcono strategii współpracy, podejściu rywalizacyjnemu oraz negocjacjom opartym na zasadach i interesach. Następnie opisano specyfikę pracy pośrednika nieruchomości, jego rolę w procesie transakcyjnym oraz znaczenie kompetencji interpersonalnych, przygotowania, znajomości rynku i budowania relacji z klientem.Część badawcza pracy została oparta na metodzie sondażu diagnostycznego. Techniką badawczą była ankieta, a narzędziem kwestionariusz udostępniony w formie elektronicznej. W badaniu wzięło udział 51 osób związanych zawodowo z pośrednictwem w obrocie nieruchomościami. Wyniki badań pokazały, że pośrednicy najczęściej stosują strategię współpracy, czyli podejście win-win. Respondenci deklarowali również częste dostosowywanie strategii i technik negocjacyjnych do typu klienta oraz konkretnej sytuacji. Duże znaczenie przypisywali argumentacji rzeczowej, komunikacji oraz łączeniu kilku technik negocjacyjnych w zależności od przebiegu rozmowy.Z przeprowadzonych badań wynika, że najważniejszymi czynnikami wpływającymi na skuteczność negocjacji są umiejętności komunikacyjne, odpowiednie przygotowanie do rozmów oraz doświadczenie zawodowe. Respondenci wysoko oceniali także znaczenie relacji z klientem oraz wskazywali, że sposób prowadzenia negocjacji wpływa na finalizację transakcji i poziom satysfakcji klientów. Potwierdzona została główna hipoteza pracy, zgodnie z którą stosowane strategie i techniki negocjacyjne mają wpływ na skuteczność negocjacji oraz zwiększają prawdopodobieństwo zakończenia transakcji sukcesem.Wnioski z pracy wskazują, że negocjacje w zawodzie pośrednika nieruchomości są nie tylko narzędziem osiągania korzystnych warunków transakcji, ale również ważnym elementem budowania zaufania i profesjonalnej relacji z klientem. Skuteczny pośrednik powinien łączyć wiedzę rynkową z kompetencjami komunikacyjnymi, umiejętnością argumentowania oraz elastycznym dopasowaniem sposobu rozmowy do potrzeb stron transakcji.pl
